Bedrooms & Sleeping
The Butler's RoomOur ground floor, double ensuite room. Large shower, cosy, 4'6'' bed, fully carpeted. Freeview television; tea/coffe making facilities, radio, etc. Central heating, customer controlled.
The Maid's RoomOur first floor ensuite twin room. Two 3'' beds, spacious shower/toilet, hanging space, chest of drawers, etc. Freeview television; tea/coffe making facilities, radio, etc. Central heating, customer controlled.
The NurseryOur first floor ensuite multi purpose room: the room we can name with 100% confidence! This is the largest room in the house and has 3 full sized beds, one double and 2 single. The room is ideal for famililes or friends sharing. We also rent this room simply as a double or twin at no extra charge. Freeview television; tea/coffee making facilities, radio, etc. Central heating, customer controlled.
Room faciliteisAll rooms have: Freeview TV's, tea, coffee making facilities, hairdryers, clock-radio, shoe-cleaning materials, etc. If you need it, it's almost certainly in the room or in our "magic" cupboard at the foot of the stairs.
Living & Facilities
Sitting areasThere are sitting ares on both the first and ground floors. Outside is an enclosed walled courtyard with lots of flowers in the summer/spring, and often in the winter, too. There are table and chairs reserved for our guests.
Off road private parkingThere is a private, off-road parking area at the front of the property reserved exclusively for guests.
Room accessBecause our living area is separate from the guests' area, our visitors enjoy a great deal of privacy. They have their own entrance accessed via the rear court-yard. We can also arrange access if we are not at home without comprimising guest or owner security.
SmokersWe have never allowed smoking in any part of the letting area, but we have a place to keep smokers dry and warm which is near enough to the house to be useful, and far enough as to not affect non-smokers!
Location & Surroundings
Near the town centreWe are a genuine 3 minute walk from the town centre. A new cinema and shopping mall are 5 minutes away. The new town centre has a variety of local shops, plus the "usual outlets". There's a bowling alley, too.
Places to goThere are so many places to go. Most sart witht the Eden Project [we never tire of it] and the Lost Gardens of Heligan [likewise, always fascinationg]. The coast is an easy drive, the choice of destinations is endless. We are experts on pubs and places to eat, and can, hopefully, match guests' requirements with the appropriate locations! But we only offer if asked...
The coastThe nearest water is just under 2 miles away at Charlestown. The nearest "proper" beach is Pothpean, a 10 minute drive away.
The Eden ProjectAlways a favourite, and 99.9% of visitors are more than happy they have visited. It's a 15 minute drive from here, or there is are dedicated regular bus services from the bus station that take you to the Eden entrance.Buses go the pretty way and take just over 20 minutes. There are also 2 ways to walk or cycle to Eeden from here, both off road. The "Clay Trail" is a fascinating way to get there, and you get reduced entrance price, too.
The Lost Gardens of HeliganAnother favourite, this is a wonderful place to visit at any time of the year. It's just a 10 minute car ride, and there is a regular bus service. You can also walk/cycle off road, too.
Directions & Getting Here
Arriving By Car: Look at our website and download the foolproof map and travel instructions! We have private off-road parking at the front of the house. There's a big SEDGEMOOR HEIGHTS B&B sign at the front of the property.
Arriving By Train: We are a genuine 10 minute walk from the railway/bus/coach station. There are taxis, but they have to take the long way round to get here! Details on the walking route are on our website.

Nearest Airport: We are approx12 miles from Newquay airport. Hire cars and taxis are available from the airport. If you contact us, we can give you details of taxi companies we know and trust.

Week: £175-£210
2 people sharing. Rates available for solo travellers. We are always open to offers; we'll try to at least match any other offer. Time of year, length of stay, how many in the party, etc etc can all be taken into consideration. Try us!
Short Break: £44-£60
Rates shown are room per night. Assumes 2 people sharing, minimum 3 night stay.
Weekend: £44-£60
